DSCR loan pricing, explained

We don’t publish rates. We explain them.

Every DSCR quote is a base price plus a stack of adjustments for your leverage, rent coverage, credit, prepayment choice and property. Learn what moves the number — then let us shop your scenario with wholesale lenders for a quote that is actually yours.

Why investors use us

Transparency is the product

No teaser numbers

A rate on a website can’t know your LTV, credit band or prepay choice. We skip the bait and quote your real scenario.

Every assumption, in writing

Our quotes list the value, rent, credit score, prepayment structure and lock period they are built on, so you can compare them honestly.

Shopped, not sold

As a broker we arrange and shop financing from wholesale lenders, whose pricing grids differ more than most investors expect.

How it works

From scenario to quote

1.

Tell us the deal

Property, rent, value, loan amount and what you want the loan to do.

2.

We shop it

We price your scenario across wholesale lenders — often in two or three structures.

3.

You compare

A written quote lists every assumption, so the trade-offs are clear.

4.

We see it through

Lock, appraisal, underwriting and closing, with one point of contact.

FAQ

Quick answers

Why doesn’t DSCR Rates publish interest rates?

Because a DSCR rate is built from a market-driven base price plus adjustments for your LTV, credit, DSCR, prepayment structure, payment type, property type and loan size. A single published number would be wrong for most readers and out of date within days. We explain the factors and then quote your actual scenario.

Is DSCR Rates a lender?

No. DSCR Rates is a brand of Loan Daddy LLC, a licensed mortgage broker (NMLS 2827624). We do not lend money. We arrange and shop financing from wholesale lenders on your behalf.

What is a DSCR loan?

A business-purpose loan on an investment property that qualifies primarily on the property’s rental income compared with its monthly payment (the debt service coverage ratio), rather than on your personal income.

How is DSCR calculated?

Gross monthly rent divided by the monthly principal, interest, taxes, insurance and HOA dues (PITIA). A ratio of 1.00 means the rent exactly covers the payment.
