How portfolio DSCR works
Instead of testing each property on its own, a portfolio loan generally looks at the combined rent of all properties against the combined payment. A strong property can carry a weaker one, which is often the reason investors consider consolidating in the first place.
Leverage is typically set as a share of the total appraised value of the collateral pool. Many programs also impose limits on the smallest property value, the geographic spread, or the mix of property types.
Advantages
- A single closing and a single monthly payment
- Combined coverage, so one thin property does not sink the deal
- Potential to pull cash out across several properties at once
- Simpler administration as the portfolio grows
Trade-offs to weigh
Selling one property out of a blanket loan usually requires a release provision, and releases can come with a paydown requirement above that property’s share of the balance. Prepayment penalties apply across the whole loan, which can make partial exits expensive if the release terms are not negotiated up front.
Portfolio loans are also less standardized than single-property DSCR loans, so pricing and terms vary widely between wholesale lenders. That variability is exactly why comparing several offers is worthwhile.
When individual loans may be better
If you plan to sell properties on different timelines, or if each property already qualifies comfortably on its own, separate DSCR loans can offer more flexibility. We will lay out both paths side by side.
Factors that weigh most on this loan
| Factor | Why it matters here |
|---|---|
| DSCR ratio | Combined coverage across the pool. |
| Loan-to-value | Measured on the total collateral value. |
| Prepayment penalty | Interacts with release provisions. |
| Rate lock | Multi-property closings may need longer locks. |
Common questions
How many properties do I need for a portfolio loan?
Minimums vary by wholesale lender, and some programs start with only a handful of properties. We will tell you which lenders fit the size and mix of your portfolio.
Can I sell one property out of a blanket loan?
Usually yes, through a partial release. Release terms often require paying down more than that property’s share of the balance, so it is important to review them before closing.
