Quick answer
Even though DSCR loans do not qualify you on personal income, your credit score is still a major pricing factor. Wholesale lenders price in score bands that interact with your LTV band, so a slightly higher score can improve pricing — especially at higher leverage. Most lenders use a middle score from the three bureaus.
Which score is used
Most wholesale lenders pull a tri-merge credit report and use the middle of the three bureau scores. When there are multiple guarantors, the lender’s rules decide whose score counts; it is often the primary guarantor or the lowest qualifying score. Ask before assuming.
Bands, not points
Pricing is usually set in score bands rather than point by point. Two borrowers whose scores sit in the same band are typically priced identically for that factor, while a borrower just below a band edge can see a noticeably different adjustment from one just above it.
The credit adjustment is not independent. On most grids it is read together with LTV, so lower scores tend to be penalized more heavily at higher leverage. Conversely, a borrower with a lower score can often soften the impact by bringing more equity.
Credit events
Recent late housing payments, foreclosures, short sales or bankruptcies are evaluated separately from the score itself. Many DSCR programs set waiting periods after these events, and some price them as an added adjustment. Be upfront about history; it is far easier to route a file to the right lender at the start.
Before you apply
- Pay revolving balances down before the statement date, not just the due date
- Avoid opening new accounts in the weeks before a loan application
- Dispute genuine errors early; corrections take time to reach the bureaus
- If you are near a band edge, ask whether a rescore is practical
Which way it moves your quote
| Change | Typical direction | Why |
|---|---|---|
| Moving up a credit band | ▼ Tends to improve pricing | Lower expected default risk. |
| Lower score combined with high LTV | ▲ Tends to cost more | Grids compound the two. |
| Recent housing late payments | ▲ Tends to cost more | May add adjustments or limit eligibility. |
| More equity with a lower score | ▼ Tends to improve pricing | Offsets part of the credit adjustment. |
Directions describe general tendencies across wholesale lender pricing grids. Actual adjustments vary by lender and change with the market. DSCR Rates does not publish rates.
Questions about credit score
Will getting a quote hurt my credit?
Submitting our inquiry form does not authorize a credit pull. A credit report is ordered later in the process, with your permission, when a specific lender is being considered.
Is there a minimum credit score for DSCR loans?
Each wholesale lender sets its own minimum, and minimums differ by LTV and property type. We will match your score to programs where it is eligible.
