Pricing factors
How a DSCR quote is actually built
Every DSCR quote starts from a base price set by the market, then gets adjusted for the features of your loan. Understand the adjustments and you can read any quote — and often improve it.
Base price plus adjustments
Wholesale lenders publish pricing to brokers as a base price for a standard scenario, plus a grid of adjustments. Each feature of your loan — how much equity you have, how well the rent covers the payment, your credit band, the prepayment structure you pick, whether payments are interest-only — either adds to or subtracts from that base.
The adjustments stack. A strong file with a long prepayment period and a modest LTV can price very differently from the same property financed at maximum leverage with no prepay. That is why we do not publish a rate, and why two quotes are only comparable when they are built on the same assumptions.

The five big levers
Start with these
Loan-to-Value (LTV)
How much of the property’s value you borrow. More equity usually means better pricing.
Read the explainer →02DSCR Ratio
How comfortably the rent covers the payment. Stronger coverage opens better tiers.
Read the explainer →03Credit Score
Priced in bands that interact with LTV. Small score changes near a band edge can matter.
Read the explainer →04Prepayment Penalty
Agreeing to keep the loan longer can improve your pricing. The trade is flexibility.
Read the explainer →05Interest-Only
Lower early payments and a higher DSCR, usually for a pricing adjustment.
Read the explainer →06Rate Locks
A quote is a snapshot. A lock holds your pricing while the loan closes — for a defined period.

Secondary factors
These rarely make or break a deal by themselves, but they show up on almost every quote.
Loan size
Very small loans can carry adjustments because fixed costs are spread over less balance; very large loans may move into separate tiers or programs. Where you fall varies by lender.
Property type
Single-family rentals are the baseline for many grids. Condos, 2–4 units, short-term rentals, 5+ unit and mixed-use properties may carry their own adjustments or leverage limits.
Loan purpose
Purchases and rate-term refinances are generally priced more favorably than cash-out refinances at the same LTV.
Reserves and experience
Liquid reserves after closing and a track record of owning rentals can affect eligibility and, with some lenders, pricing.
Market conditions
Underneath every adjustment is a base price that moves with the capital markets. That is why a quote is time-sensitive and why rate locks exist.
