How it works
The property is appraised, and the new loan amount is set as a share of that value. Your existing mortgage is paid off at closing, closing costs are settled, and the remainder is wired to you or your entity. Because this is a DSCR refinance, the qualifying test is whether the rent covers the new, larger payment.
Investors commonly use cash-out proceeds as a down payment on the next property, to fund improvements that raise rent, or to rebalance a portfolio. Because the loan is business-purpose, the funds are expected to serve the investment business.
Why cash-out is priced differently
Wholesale lenders generally view cash-out as somewhat riskier than a purchase or a rate-term refinance at the same loan-to-value: equity is leaving the property rather than staying in it. That shows up as a pricing adjustment and, frequently, a lower maximum loan-to-value than you would see on a purchase.
The practical consequence is that the last slice of equity is the most expensive slice to pull. Taking slightly less cash can move you into a better LTV tier, improve your DSCR, and lower the cost of the whole loan — not just the extra dollars.
Seasoning
Most programs require you to have owned the property for some period before they will base a cash-out on the new appraised value rather than your purchase price. Requirements vary by wholesale lender, which is one reason shopping matters for recently acquired or recently renovated properties.
Deciding how much to take
We usually model two or three loan amounts side by side so you can see the trade: the incremental cash on one axis, and the change in pricing, payment and DSCR on the other. Often a modest reduction in the loan amount buys a noticeably better structure.
Factors that weigh most on this loan
| Factor | Why it matters here |
|---|---|
| Loan-to-value | Cash-out LTV caps are often tighter than purchase. |
| DSCR ratio | The bigger loan has to be covered by the same rent. |
| Credit score | Cash-out adjustments are often steeper at lower credit bands. |
| Prepayment penalty | Can offset part of the cash-out adjustment. |
Common questions
Is a cash-out refinance more expensive than a rate-term refinance?
At the same loan-to-value, cash-out usually carries an additional pricing adjustment because equity is being removed. How large that adjustment is varies by wholesale lender and by your other factors.
How soon after buying can I do a cash-out refinance?
It depends on each lender’s seasoning rules. Some programs require a minimum ownership period before using the new appraised value. We check this for every lender we shop.
