Raising your DSCR before you apply: practical levers that actually work

By the DSCR Rates editorial desk · Updated

Quick answer

You can raise a property’s DSCR either by documenting more qualifying rent or by lowering the monthly payment the rent must cover. The most reliable levers are a smaller loan amount, accurate and well-supported market rent, competitive insurance, a correct tax figure and, where it fits your plan, a longer amortization or interest-only period. Small changes can move you into a better tier.

Start with an honest baseline

Before trying to improve the ratio, calculate it the way a wholesale lender will. Use the gross monthly rent the lender is likely to accept: the lease amount, the appraiser’s market rent, or the lower of the two, as lender policy and occupancy dictate. For the payment, use principal and interest at a realistic rate, plus the actual annual property tax and insurance divided by twelve, plus HOA dues.

Many investors overestimate their DSCR by using last year’s tax bill on a property that will be reassessed after purchase, or by plugging in a placeholder insurance figure. Get real numbers first. Our calculator lets you enter each component separately so you can see which one is doing the damage.

Lever one: the loan amount

Reducing the loan amount is the most direct way to raise the ratio, because principal and interest is usually the largest part of the payment. It also lowers LTV, which may improve pricing separately — and better pricing lowers the payment further. For a property close to a threshold, testing a slightly smaller loan is the first thing worth trying.

On a cash-out refinance, this means taking less cash. On a purchase, it means a larger down payment. In both cases, the question is whether the improved terms are worth more to you than the cash.

Lever two: support the rent

Lenders can only count rent they can verify. If the property is leased, a current, signed lease at market rent is strong evidence. If it is vacant or the lease is below market, the appraiser’s rent schedule usually governs, so it helps to provide the appraiser with good comparable rentals and information about recent improvements.

For short-term rentals, organized platform statements or management reports covering a full year make the income far easier to underwrite. Gaps and inconsistencies tend to be resolved conservatively.

For two-to-four unit properties, document each unit separately: a lease for every occupied unit and a clear description of any vacant one. A single below-market lease on one unit can drag down the combined figure, so if a lease is up for renewal soon, it may be worth renewing at market rent before you apply. Keep rent receipts or bank deposits handy too; some lenders want evidence that the lease amount is actually being collected.

Lever three: insurance and taxes

Insurance sits directly in the denominator. Shopping coverage with several agents, choosing a reasonable deductible and confirming the policy type matches the use — landlord policy for long-term rentals, appropriate coverage for short-term rentals — can lower the monthly figure meaningfully. Make sure any change still meets the lender’s coverage requirements.

For taxes, use the figure the lender will use. On purchases in areas that reassess on sale, that may be higher than the seller’s bill. On existing properties, if the assessment is clearly out of line with value, an appeal might lower the bill, though that takes time.

Lever four: payment structure

A longer amortization lowers the principal portion of each payment. Interest-only lowers it further, for the length of the IO period. Both can raise DSCR, but they come with trade-offs: slower equity build, a payment step-up when IO ends and, often, a pricing adjustment. Some lenders also qualify IO loans on the amortizing payment, which limits the benefit. Use these levers deliberately, not by default.

A longer prepayment period can lower the rate and therefore the payment. If you intend to hold the loan anyway, that is a lever with little real cost.

What not to do

Avoid tactics that inflate the ratio on paper without changing the economics. A lease signed at an above-market rent with a related party, an insurance quote for coverage you will not actually bind, or a tax figure that ignores a known reassessment will all be caught in underwriting or, worse, leave you with a property that does not cash-flow the way the file claims. Lenders verify these inputs, and a file that changes late in the process can lose its pricing or its approval. The goal is a ratio that is both strong and true.

Lever five: timing

If the numbers still do not work, that is useful information. Some properties simply do not cover their debt at current market terms, and it is better to learn that before you commit. When the ratio is close, send us the scenario; we will show which lenders’ calculation methods suit it best.

  • Sign the new lease before applying if a rent increase is coming
  • Finish improvements that support higher market rent before the appraisal
  • Bind insurance quotes in advance so the figure is final
  • Avoid applying mid-vacancy if the lender will not count market rent

Frequently asked

What is the fastest way to improve DSCR?

Lowering the loan amount usually has the largest and most immediate effect, because principal and interest is typically the biggest part of the payment.

Does a new lease count if it starts after closing?

Policies vary by wholesale lender. Many want an executed lease in effect, while others may rely on market rent from the appraisal. Ask before you plan around it.
